Flexible space typically means office space that is available to rent on a flexible basis (as the name suggests!). This can be a serviced office or co-working spaces.
Serviced offices or co-working spaces can be open plan, but can also be small, private offices or even the whole floor of the building. Flexible space can be managed by specialist operators, individual landlords or partnerships between the two.
What is a serviced office?
A service office is typically formal and corporate in nature and be made up of small private offices. Businesses and established teams will usually occupy a serviced office. The price of a serviced office will usually include telephone access, internet and mail services. Some packages will also include refreshments and IT equipment. Increasingly we are seeing new serviced offices adopt a more open plan approach and a more modern and trendy design.
How is co-working different?
Co-working spaces will often be more likely than a traditional serviced office and will have a greater focus on collaboration and community. Co-working spaces promote interaction between members and often have regular networking events, creating an important sense of community. As a result of the more dynamic environment, co-working spaces typically attract a greater number of entrepreneurs, SME’s and startups.
Is Flexible space right for you?
Both serviced offices and co-working offer short-term contracts. There are many benefits to this including headcount flexibility for project or sales teams, the option to house a team or whole organization as you out grow your current office and when you are looking to consolidate your operations. There is the additional advantage of reduced upfront capital expenditure!
